Moving into a new office can allow your business the space and visibility to grow as needed and develop roots to establish yourself as a leader in your industry.

However, It’s not as simple as choosing a space you can afford or the first office that grabs your attention. You need to think carefully about many different factors that can influence how successful you are, even if you don’t need a retail unit attached to your office or if people will visit the premises.

So, what do you need to consider when choosing your office space?

Location

Location matters even if you won’t be accepting people frequenting your premises. You need to consider how accessible the location is for your employees and accept deliveries/welcoming service providers to support your operations. Do you have access to the office space? Are you easy to find and are there suitable transport links for employees driving to the building and using public transport? If not, you might struggle to attract the right employees if they don’t drive or can’t easily get to work each day. If you need to have renovations carried out or regular supplies delivered, is there a place for people to park safely and access the office space to carry out the work they need to? All of these are important considerations when choosing your location.

Don’t overlook the amenities of the area, too. Are there places to grab lunch or a coffee shop and stores nearby? Or are you in a delivery area to accept food deliveries if there is nothing in the vicinity for people to get food and drink?

Neighbours

You should also be mindful of your neighbours in the local area. As mentioned above, having food and drink outlets or retail units nearby can be handy for employees, but if you are in a shared building, what sectors are the other occupants in, and what type of foot traffic can you expect? For example, if you are opening an office above a bar or restaurant, will the noise and, hustle and bustle of these activities impact what you do and vice versa? Looking at the type of disruptions you can expect from neighbouring businesses can allow you to assess the suitable use of the space.

Layout, Size, Flexibility

Lastly, you need to consider the layout of the space you need and the size of the buildings you are looking at. Ensure that you can reconfigure the layout or make changes as needed so the space works for you. Is it big enough or even small enough to offer you what you need or give you space to grow?

All businesses are different and, as such, need additional requirements, so check if you can make alterations to the layout, because if you can’t, then this might not be the place for you.

An Office fit out can help you to ensure that the office you use meets your needs, conforms to local building and fire safety regulations and offers you the flexibility you need to set up your operational get up and running in a purpose-built space.

Choosing an office space needs to be done with careful consideration. You need to be confident that the location works for you, that neighbouring properties and businesses won’t affect your ability to operate and that you can reconfigure the space to design the perfect working environment to support the company day-to-day.
