Location

Location matters even if you won’t be accepting people frequenting your premises. You need to consider how accessible the location is for your employees and accept deliveries/welcoming service providers to support your operations. Do you have access to the office space? Are you easy to find and are there suitable transport links for employees driving to the building and using public transport? If not, you might struggle to attract the right employees if they don’t drive or can’t easily get to work each day. You should also be mindful of your neighbours in the local area. As mentioned above, having food and drink outlets or retail units nearby can be handy for employees, but if you are in a shared building, what sectors are the other occupants in, and what type of foot traffic can you expect? For example, if you are opening an office above a bar or restaurant, will the noise and, hustle and bustle of these activities impact what you do and vice versa? Looking at the type of disruptions you can expect from neighbouring businesses can allow you to assess the suitable use of the space.

Layout, Size, Flexibility

Lastly, you need to consider the layout of the space you need and the size of the buildings you are looking at. Ensure that you can reconfigure the layout or make changes as needed so the space works for you. Is it big enough or even small enough to offer you what you need or give you space to grow?

All businesses are different and, as such, need additional requirements, so check if you can make alterations to the layout, because if you can’t, then this might not be the place for you.
